Trei Real Estate (“Trei”), an internationally active developer and asset manager, just completed the first construction stage of its UP2U rental housing development in Poznań (Poland). By 2026, the development will have created around 460 apartments on a total dwelling area of around 19,300 square metres, of which the first 330 units are now completed. The apartments, ranging from one to three rooms each and having footprints of 26 to 65 square metres, will be let fully furnished. In addition, the development will include around 875 square meters of commercial floor area, an underground car park and greened patios. Construction work at the site started in December of 2023. The investment volume totals approximately 51 million euros.
“Poland’s private rental housing market is only just beginning to evolve. Especially in major cities like Poznań, demand outstrips supply. Since the market is barely regulated, rent rates have steadily increased in recent years. We managed to complete the 330 apartments of this development stage on schedule, and they were met by strong demand – the first tenants will actually move in as early as October 2025,” said Pepijn Morshuis, the CEO of Trei Real Estate.
The project meets high ESG standards. Planned features include photovoltaic systems to ensure the use of renewable energies and rainwater harvesting for the purpose of watering the green areas. In addition, bicycle lanes and bicycle parking spaces will be installed to promote environmentally friendly means of transportation. The sustainability of the projects has already been confirmed by a BREEAM certification with a “Very Good” rating.
Poznań is located in western Poland in the Greater Poland voivodeship and is the country’s fifth largest city. It has a population of about 530,000 today, and is known for its many higher education institutions and for the renaissance-style buildings of its historic town center. Trei’s residential project is located in the Winiary district in the northern part of the city, which is conveniently connected to the city center via rapid transit and bus lines. The site lies directly next to a supermarket that is let to the Biedronka chain and also held in Trei’s portfolio.
“The concept for our UP2U residential development was inspired by the idea of the 15-minute city. As it combines functionality with modern architecture and sustainable technologies, the project could potentially set new standards for rental apartments and simultaneously boost the appeal of the Winiary district as a whole,” added Mariusz Cegielski, Managing Director of Trei Real Estate Poland.
