Trei starts apartment leasing at its property on Winsstrasse in Berlin

Trei Real Estate (“Trei”), an international developer and asset manager for residential and retail real estate, just launched the leasing process for its apartment complex on Winsstrasse in Berlin. On the site of a former stand-alone supermarket, Trei is developing a new building of about 13,800 square metres of rental space distributed across six floors. The development will create 187 rental apartments, a new supermarket on the ground floor along with other retail units. Construction started in March 2019 according to plans designed by Stephan Höhne Gesellschaft von Architekten mbH, an architectural firm also based in Berlin. Its completion is scheduled for the fourth quarter of 2022. The estate agency Müller Merkle Immobilien GmbH was hired for the initial leasing of the apartments. Apleona Real Estate Management GmbH will take care of the property management. Trei is investing c. 68 million euros in the building complex.

The residential units will consist of one to four rooms and will come with fitted kitchens, real-wood parquetry and underfloor heating. The majority of them will also feature a balcony or patio. At the centre of the complex lies a leafy courtyard with a play area for children. The supermarket of around 2,400 square metres on the ground floor has been leased to EDEKA. Another area of about 300 square metres is split into five small retail units, three of which have already been leased to an icecream parlour, a café and a florist. “The idea of building apartments over retail properties offers serious potential for the creation of new residential units in inner cities. Integrating a supermarket the way we do in most of our developments lets residents benefit from short distances in their day-to-day shopping,” says Pepijn Morshuis, CEO of Trei.

The property on Winsstrasse is located in the Prenzlauer Berg district of Berlin. “The residential area along Winsstrasse is equally popular with families and singles, and these are precisely the target groups for the apartments we offer. Located in close proximity are the Kulturbrauerei cultural and event centre, the greenery of Mauerpark, and any number of cafés, bars and restaurants. You have a great range of local amenities here such as organic food markets and supermarkets and easy access to public transportation,” said René Westerheider, Head of Asset Management at Trei. The tram stops “Hufelandstrasse” and “Marienburger Strasse” are located in the immediate vicinity. From here, the ride downtown takes 10 minutes to Alexanderplatz and about 15 minutes to the central railway station.

At present, Trei has around 1,070 residential units in Berlin either under development or in planning that add up to an investment volume of c. 375 million euros. At one of the projects, a mixed residential/retail building on Fürstenberger Strasse in Berlin-Mitte, the leasing process started in July, while another project on Pappelstrasse was already completed in 2020. At both locations, obsolete single-storey retail properties were demolished and replaced by new mixed residential/retail buildings. On top of that, Trei is planning and developing centrally located residential property developments in the inner cities of Munich, Hamburg, Düsseldorf and Mainz. It is also developing further single-occupancy furnished apartments for students in Wiesbaden.
