Trei Real Estate to Develop 82 Rental Apartments in Northern Munich

Trei Real Estate GmbH (“Trei”), an international developer and asset manager, has obtained the building permit for its Weyprechthof residential project on Max-Liebermann-Strasse in northern Munich. At the site of a former beer garden, Trei will develop 82 rental apartments with a combined dwelling floor area of around 4,400 square meters. The apartments will be supplemented by gastronomy on the ground floor and a beer garden outside. Construction is scheduled to start in July 2025, with the building to be completed by 2027. The investment volume totals c. 50 million euros.

Pepijn Morshuis, the CEO of Trei Real Estate, commented: “With the Weyprechthof project, we are developing urban homes for families, seniors and singles in a green neighbourhood with very convenient access to the inner city. It is important to us to use modern architecture and sustainable construction methods to create a place that meets the accommodation needs of different generations and that satisfies the diverse requirements of city life.”

The building complex consists of a six-story northern block and a five-story southern block. The apartments will have one to four rooms, spacious balconies and modern specification. A two-story underground car park will provide 75 parking spots, with about one in three of these to be equipped with EV charging points. The ground floor of the building is earmarked for gastronomy use, which will combine with the beer garden outside to enhance the residential urban environment. In addition, a roof terrace will be installed on top of the southern block that will be open to all tenants.

The new-build property will meet the latest energy standards and use sustainable features such as a photovoltaic system and controlled domestic ventilation including heat recovery to achieve a high energy efficiency and to qualify for certifications under the QNG-PLUS and DGNB “Gold” labels.

Max-Liebermann-Strasse is located in the Milbertshofen-Am Hart district of Munich, near the Allianz-Arena and the Olympic Park. The location is quiet and defined by convenient public transport links to the town center, to the university and to the airport. Nearby parks and green areas offer plenty of opportunity to relax and take it easy. Local amenity options such as stores, bakeries, day nurseries, schools and pharmacies are located in the immediate vicinity.
